JPH and Associates is pleased to announce the successful sale of William Both Towers, a 75-unit HUD affordable elderly project built in 1988.  JPH and Associates oversaw this process which saw the use of a national broker (Newmark Affordable Housing Advisors).  The new buyer is Wingate Capital who plan on pursuing financing to undertake major renovations in the near future.  This transaction allowed the Salvation Army to realize a large capital influx of cash, which will go to support critical programs.  In addition, the property will remain affordable and existing residents will continue to live there without any change to their rent. 

Lee County Mental Health Care – Salus Care

JPH & Associates is pleased to announce that over $504,000 in SHIP funding from Lee County is being allocated to two Lee County Mental Health Care properties.  Both properties are located on Evans Avenue in Ft. Myers and consist of 20 total units.  The properties were constructed in 1993 and initially funded came from HUD.  Both provide affordable rental housing for persons with mental illness.  Although both projects are reasonably well maintained, this represents the largest renovation scope of work that has been done since the projects were initially opened.  

The property located at 3660 Evans will receive the following renovations; 1) New metal roof; 2) Interior and exterior painting; 4) Hurricane windows; 5) Unit HVAC systems; 6) Appliances (refrigerator, range and water heater) in each unit; 7) Flooring throughout each unit; 8) Kitchen cabinets, counters, and sink; and 9) Bathroom vanity, sink and shut off valves.  

The property located at 4120 Evans will receive the following renovations: 1) Hurricane windows; 2) Water heaters in each unit; 3) Flooring in the living room and a new entrance door; and 4) Bathroom vanity, sink and shut off valves.  

Work will commence at the end of 2025 and renovations should be complete by the end of the first quarter of 2026.
