William Booth Garden Apartments Seeking Funding for Renovations

JPH & Associates is assisting the Salvation Army who currently owns William Booth Garden Apartments in San Antonio, Texas. This 192 unit project was constructed in 1982 and the Salvation Army is now considering major renovations which are projected to be range from $3 to $5 million. JPH Associates is working with Walker and Dunlop who is located in California and is one of the largest commercial real estate lenders in the country. JPH and Associates role is to oversee the project and procure a rent increase from the US Department of HUD. It is anticipated that the financing generated from the rent increase will pay for all the renovations.

Campus Towers Pursing Funding for Renovations

Campus Towers is a 192 unit affordable housing complex located in Jacksonville, Florida. The facility was constructed in the early 1980s and is in need of major renovations. JPH & Associates is providing co-consulting services which will involve the procurement of funding through grants and rent increases. The total projected renovation budget will be over $9.3 million. The largest portion of funding will originate from the US Department of HUD in the form refinancing generated by a rent increase. To do this, JPH and Associates is preparing a request to prepay the existing HUD mortgage, terminate the existing Housing Assistance Plan Rental contract, and enter into a new contract whose proceeds will be the foundation for the refinancing. Renovations are slated to commence in 2019 and the remainder of 2018 will continue to see the consulting team pursue a variety of other funding opportunities.

Renovations Continue at Goodwill Housing Facilities

JPH & Associates procured over $292,000 in funding from both Lee County and the City of Cape Coral to make needed renovations on three affordable housing facilities serving special need residents. Residents at Park Villas, Glendale Village, and Laurel Oaks will soon enjoy new roofs, kitchen cabinets, hurricane resistant doors, and appliances.

Nonprofit Housing Roundtable Membership Continues to Grow

JPH Associates has been providing administrative support to the Nonprofit Housing Roundtable of Central Florida, at the direction of the Orlando Realtor Foundation for the past 18 months. In this period, membership has grown from 45 to 155 and a number of events have been hosted to encourage dialogue and action in the area of affordable housing which featured speakers from Florida Housing Coalition, Florida Housing Finance Corporation, FDIC, Office of Comptroller and the Currency, Orange County, GAI consultants, college professors and state legislators. The final meeting of the year will be held this fall and the speaker will be Tiffany Manuel from the Enterprise Institute. More Funding Recommendations for IDignity

JPH & Associates has been assisting IDignity with the submission of selected grants. IDignity was created to help the disadvantaged in Central Florida through the complex steps of getting personal identification. Documents like birth certificates, Florida ID cards, and Social Security cards are essential for anyone to fully take part in society. Recently JPH & Associates assisted in preparing two applications for grant funding from the City of Orlando (Community Development Block Grant Public Services and the Emergency Shelter Grant programs). The City Grant Committee recommended funding IDignity for $71,478 between the two programs. Over the past year and one-half, JPH & Associates has assisted IDignity with the writing of $1,044,000 worth of grant applications, of which $335,032 of grant funding has been awarded for an award rate of 32 percent.
