Wednesday, October 31st, 2012JPH & Associates, Inc. is pleased to announce the grand opening of Presbyterian Apartments of Northport, located directly outside Tuscaloosa, Alabama. This is a 42 unit affordable senior citizen apartment complex located adjacent to Phase I which was completed over 20 years ago. The project cost approximately $4.7 million and was financed with US Department of HUD Section 202 funding. JPH & Associates wrote the grant and coordinated development of the project. What makes this project unique is the fact that the individual units were manufactured off-site and re-assembled on site. This modular design facilitated quality control, energy efficiency and speed of construction. The process proved to be 1/3 faster than standard construction and it represents the first modular type construction project built in Alabama using Section 202 funding.
St . Anthony Garden Court, St. Cloud, FL
Wednesday, October 31st, 2012JPH & Associates, Inc. served as Owner’s Representative on the recently completed St. Joseph Garden Court project completed by Catholic Charities in St. Cloud Florida. As an Owner Representative, JPH & Associates, Inc coordinated all aspects of the project from the grant application process up through initial occupancy. This 50 unit, $5.6 million dollar project is rent and income restricted. Residents must be senior citizens. The project was financed with Neighborhood Stabilization Program (NSP) funds administered through the Florida Department of Community Affairs and Osceola County. It should be noted that this is the largest NSP project funded to date within the State of Florida. The project consists of multiple one-story buildings housing one and two bedroom units. The project also utilizes existing two story town home units, each having three bedrooms. Initial interest has been high and full occupancy is expected within the 30 to 45 day of the Certificate of Occupancy.
DGN Towers Phase III
Thursday, October 4th, 2012DGN Towers III, a project sponsored by Miami Jewish Home and Health Services is approximately 60 percent complete. This 75 unit, $10.6 million project for the elderly is the third phase of a three phase effort that commenced over eight years ago. The land was leased to the Sponsor by the State of Florida at no cost. These cost savings on the land were returned to the project in a series of construction upgrades. The project will be one of the first HUD 202 projects within the State to earn an energy LEEDS certification. This certification incorporates energy saving design/devices into the project while encouraging the use of green features such as low emission paint and recycled materials. Completion is expected in February of 2013.

Catherine Booth Gardens of Tyler Texas
Wednesday, August 3rd, 2011JPH & Associates, Inc. is pleased to announce the completion and grand opening of Catherine Booth Gardens of Tyler Texas. This is the second project for the Salvation Army Tyler Command – the first being built over 35 years ago and is located across the street from Catherine Booth Gardens. Funding of over $6.9 million originated from HUD’s Section 202 program and a total of 70 one bedroom units and one manager’s unit were constructed. The project was built on-time and within budget and includes several interior and exterior amenities which will help save on both energy costs and long term maintenance. The Salvation Army has long been know for its on-site and off-site supportive services which will be available to all new residents. JPH & Associates worked closely with Salvation Army’s local, divisional, and territorial command in bring this project to completion. This represents the fifth project that JPH & Associates has served as the lead consultant with the Salvation Army.
Glen East, Dothan AL – Senior Rental Housing

Tuesday, July 5th, 2011JPH & Associates, Inc. is pleased to announce the completion and grand opening of St. Giles Manor II, an affordable rental community for seniors. JPH & Associates, Inc. submitted the initial grant application and coordinated the grant/construction process which took over three years. This new facility is located Pinellas Park, FL and was sponsored by the Diocese of Southwest Florida. The project represents a unique partnership between the Sponsor, US Department of Housing and Urban Development, and the City of Pinellas Park. The City donated the land, valued at over $1 million. The Sponsor was able to utilize this donation to construct a separate 3,000 square foot senior center which is open to the public and connected via a walkway to St. Giles Manor II. A variety of senior programs/services will be provided at the center. HUD provided a $12.5 million dollar grant to construct two companion buildings consisting of 88 one bedroom units. This is the first affordable housing facility for seniors to be built in Pinellas Park.
Goodwill Industries of SW Florida Receives Grant for Glendale Village
Monday, October 4th, 2010Goodwill Industries of Southwest Florida will receive over $241,000 to make improvements at Glendale Village, which is a 14-unit subsidized apartment complex built in 1999 and located in Lehigh Acres. This project serves physically disabled. JPH & Associates wrote the grant and will coordinate grant management. Improvements to include:
· Replace carpet with tile (reduce operation costs and improve health of residents).
· Replace HVAC units with newer/more efficient units (reduce energy costs).
· Install gutters with covers on all buildings (protect landscaping and roof edges).
· Increase attic insulation to R-32 (reduce energy costs).
· Replace all windows with hurricane glass (resident safety and hurricane resistant).
· Generator to power sewer lift station/community room (resident safety and hurricane resistant)
· Replace the roof (long term maintenance)
· Install fence at back side of property abutting single family homes (resident security).
